Quotes and prices

Free surveys, itemised written quotes, no pressure.

  • No. We come out, get on the roof or put the drone up, photograph what we find and send a written quote. No charge, no obligation, and no bait-and-switch where the “free quote” turns into a survey fee.
  • 90 days. Material costs move about, but you should not be pushed into deciding inside a week on a job this size.
  • Two roofs that look identical from the pavement can be completely different jobs once you are up there. A published price would either mislead you or be padded to cover the worst case. We would rather look and price properly.
  • Every element on its own line: access, strip, materials, lead, ventilation, making good and waste. You can see what you are buying and where the money goes.
  • On larger work such as a re-roof, a deposit covers materials and scaffold with the balance due on completion. Small repairs are paid when they are finished. Whichever applies is written into your quote before you agree to anything.
Timing and scheduling

How quickly things actually happen.

  • Usually within a few working days around Harrogate, Knaresborough and Ripon, and inside the week across Leeds. Genuine emergencies are same day wherever we can get there.
  • Small repairs are normally booked a week or two after you accept the quote. Re-roofs, chimney rebuilds and anything needing scaffold are scheduled further out, and you get dates when you book rather than vague promises.
  • Repairs and flat roofs need dry conditions. Re-roofs are done in sections so the house is covered every night. If the weather stops us we ring you that morning rather than leaving you waiting in.
  • Yes for booked work. Sundays are kept for storm damage and leak callouts.
Guarantees and insurance

What stands behind the work when we have gone.

  • A 10-year written workmanship guarantee on all major work, handed to you at sign-off rather than posted on at some later date.
  • Slates, tiles, membranes and fittings carry their own manufacturers’ warranties, frequently longer than ten years. We register them where the manufacturer requires it and pass the paperwork on.
  • £5m public liability and £10m employer’s liability. Certificates are available to see before anyone sets foot on your property.
  • You ring us and we come back and look at it. That is the entire point of putting a guarantee in writing.
Materials and how we work

The bits that decide whether a roof lasts.

  • Nearly always. We keep reclaimed Welsh slate and Yorkshire stone slate and can source most clay and concrete profiles, including ones no longer made. Where a perfect match is impossible we show you the closest option first.
  • Lead on anything meant to last, particularly chimney flashings and valleys. Lead-free flashings have a place on some flat roof details and we will tell you where we intend to use one and why.
  • Yes, every time. New treated battens, breathable membrane and designed-in ventilation are part of the job, not optional upgrades added at the end.
  • As standard on tile roofs, because mortar cracks and eventually lets go. On period property where the mortar line is part of the look we will bed it traditionally and say so in the quote.
  • Yes. A good deal of the Harrogate district is conservation area, and Nidderdale is full of stone-slate cottages. Like-for-like materials, lime mortar where the building needs it, and advice on when consent is required.
  • Where it helps. A drone gets a clear look at tall stacks, steep slate pitches and commercial roofs without scaffold going up first, and you get the photographs with the quote.
Storms, leaks and insurance claims

When the weather off the Pennines has done the damage.

  • Keep everyone away from anything that might come down, catch the water inside, and ring us. Do not get on the roof or try to sheet it yourself in the wind.
  • Yes. We provide dated photographs and a written description of the damage and of the repair, and carry out the work once the insurer has approved it.
  • Usually where the storm itself caused it, rather than the wind simply finding something that had already failed. We give you the honest version, because the loss adjuster will reach the same conclusion.
  • The line is answered seven days a week for emergencies. Routine work is booked Monday to Saturday.
Landlords, hotels and businesses

Working with agents, tenants and trading premises.

  • Yes. We arrange access with tenants directly, keep the agent updated, and supply photographed reports and invoices in a format that suits the file.
  • Yes. Early starts, evenings, weekends and phased programmes are routine on commercial jobs around Harrogate and Leeds, with risk assessments and method statements supplied beforehand.
  • Yes. Condition reports and priced schedules across a portfolio, plus annual gutter and roof checks where a landlord wants problems found before a tenant reports them.
