Extensions, garages, dormers, porches and the bay roofs on half of Harrogate’s Edwardian housing: there is a flat roof somewhere on most properties we visit, and the great majority have had a tin of bitumen paint slapped on them at least once. Laid properly, a flat roof is not second best. Fibreglass and EPDM rubber both run for decades on a sound deck with falls that work.

The deck comes first in our survey. If the boards are soft or the water has nowhere to go, a new skin over the top inherits the same problem and we will say so. Then we price the right system: GRP for smaller shapes with plenty of upstands and rooflights, EPDM for larger clean spans, three-layer torch-on felt where the build-up or budget calls for it.

GRP fibreglass

Laid wet onto new OSB3 decking in one seamless skin, with moulded trims and a topcoat colour of your choosing.

EPDM rubber

A single bonded sheet with no seams to open up. The usual answer for garages and larger extension roofs.

Torch-on felt

Three-layer high-performance systems, properly lapped and detailed, where felt is the sensible choice.

Falls and firrings

Tapered timbers set so the water runs to the outlet instead of gathering in the middle of the roof.

Upstands and abutments

Membrane carried up the wall and tucked under lead, so the junction is sealed rather than painted over.

Warm roofs and rooflights

Insulation above the deck to kill condensation, and kerbs built and flashed for lanterns and rooflights.

Signs the flat roof has had it

Puddles still standing two days after the rain stopped
Blisters, bubbles or a patchwork of bitumen paint
Splits along the edge trim or where the roof meets the house wall
A soft, spongy feel underfoot when you step onto it
Damp showing on the ceiling below, usually nearest the wall
Silt and moss collecting in the low corners and around the outlet

GRP or EPDM on a sound deck with real falls should give 25 years or more. Felt depends on grade; a good three-layer system is 15 to 20.

Occasionally, but we would rather not. Old felt hides wet decking and bad falls, and anything laid over it takes those faults on. We check and tell you what we find.

GRP handles awkward shapes, dormers and upstands well. EPDM suits big, simple spans such as a garage. Both are excellent laid correctly; the recommendation follows your roof.

Very little. It is outside, it is usually one to three days, and a GRP roof just needs a dry spell to cure properly.

Yes, where the failure is local and the deck below is dry. Small GRP and EPDM patches are quick. Blistering across the whole roof usually means replacement is the better spend.
